I-Square Developers Eager to Move Forward

Irondequoit, NY--It's only a matter of time before this eye sore becomes I-square. When complete, ISquare will be a seven building, $13 million mixed use development located at the intersection of Titus Avenue and Cooper Road in the Town of Irondequoit.

"It's got a lot of promise to it," said owner, Mike Nolan.

Mike and his wife, Wendy have been thinking about the project since 2011. The proposed commercial space is being constructed first, with some 28-30 residential rental units being build much later.

Building one will hold a coffee shop, Irondequoit Hots, K.J. Chinese, ISquare offices, Edward Jones Financial, and community room space open to the public.

As for buildings two through seven, Nolan's been inundated with potential tenants.

He receives several calls a day.

"We really are after the boutique, small, privately owned businesses to move in here."

Much like the South Wedge Neighborhood in Rochester.

"People will come out, we've just got to give them a reason to and ISquare is that reason," Nolan added.

But, before any of that can happen, Monroe County's Industrial Development Agency still needs to sign off on the project. They're expected to vote on March 19th.

"Everybody seems to be pushing in the right direction, all in the same direction," said Nolan. "So, we expect that part will go pretty smooth."

The plan is to break ground soon after COMIDA's approval.

The goal is to have building one complete by 2014.

"Everybody knows I'm anxious to start," Nolan remarked.
